Tokenized Real Estate Explained

Real estate tokenization aims to fractionalize property ownership and improve liquidity. Here's how current models work and where they fall short.

Real estate tokenization typically works by placing a property, or a portfolio of properties, into a legal entity — often a special purpose vehicle — and then issuing tokens that represent shares of that entity rather than direct title to the property itself.

The appeal: fractional access

Traditional real estate investment often requires substantial capital and long holding periods. Tokenizing ownership shares can lower minimum investment sizes considerably, letting investors gain exposure to a property or portfolio with a much smaller commitment than buying property directly or investing through many traditional real estate funds.

The liquidity gap

The pitch for tokenized real estate often emphasizes improved liquidity — the idea that a token can trade more easily than a physical property. In practice, secondary markets for most real estate tokens remain thin. A token can technically be transferred quickly on a blockchain, but finding a buyer at a fair price still depends on real demand, which for many tokenized real estate products is limited relative to established real estate investment trusts or funds.

What stays the same

Tokenization doesn’t change the operational reality of owning property: it still needs to be maintained, tenants still need to be managed, and legal title still flows through conventional property law. The token represents an economic interest in an entity that owns the real estate — not a shortcut around the practical work of managing that real estate.
